The Chelsea Hotel is a 10 floor hotel being built by Impacto Grupo for Chidol Properties (Subsidiary of Chelsea Group Limited). The project is dubbed a mixed development, which suggests that it will contain other functions (perhaps retail) in addition to the hospitality component. The owners are dubbing it a 5 star project.The hotel will have 176 rooms.
The most noticeable thing about this project is that, it is a steel frame project, which is quite a rarity in African countries. Steel Frame is quite suitable for the scope of "high rises" that we find being built in Nigeria, which are within the range of 10-20 floors . The benefit of using steel is that construction times are quicker than reinforced concrete towers. There are no real cost benefits for steel frame buildings of 1-10 floors, the real cost benefits are found in buildings that are taller than this. However the offsite production of steel members provides the opportunity for much safer structures, because concrete forming is subject to more indeterminacy when it is being poured and assembled In Situ.
