Palms Ibadan (Ibadan Mall) In our previous blog entry, we mentioned that the Ibadan Mall or Palms Ibadan, is part of the Persianas group of Palms shopping centres. The mall has a GLA of between 18,000 m2 - 21,000 m2, making it more or less the same size as the first Palms mall, which is located in Lekki. This mall boasts of tenants such as Inglot, Shoprite, Max, Puma, KFC, The Mix, Diva, Puma, Cold Stone Creamery, Ruff 'n' Tumble and Swatch. The interior is a little reminiscent of the Palms in Enugu (I.e. the Polo Park Mall), but the exterior is probably most similar to the Palms in Ilorin (I.e. Kwara Mall). Written by T.Adeniyi Lekki Peninsula Mall (Lagos) Construction work at the Lekki Peninsula Mall is finally progressing at a desirable rate. Construction is now not limited to substructures, as we are beginning to see the column arrays and structural walls rise up. Until the Palms in Lekki is expanded, this mall alongside the Ikeja Mall will hold the title of the largest in Lagos. Although it should also be noted that RMB's "Royal Garden Mall" will also be larger when it eventually takes off. Read about our previous entry. Written by T.Adeniyi Jabi Lake Mall (Abuja) This will essentially be the flagship of shopping centres in Nigeria upon completion. Until the Palms in Lekki is expanded, no other mall will hold a candle to the above facility in terms of location, size and overall quality. This mall is situated at the edge of the Jabi Lake, as the name suggests and the quality and spatial arrangement of the mall is at a level above and beyond all the current malls in Nigeria. The Eko Atlantic City road network continues to swell, as new developers continue to stamp their footprint on the Master-Plan. The first trees have already been planted in the Eko Boulevard and other supporting roads as seen below are now being prepped. An interesting point to note is that Land Reclamation actually requires several decades for the land to fully settle. In Singapore for example significant construction does not begin on reclaimed land for at least 20 years. In the periods prior to settlement, there is a lot of ground shifting, which can lead to cracks in typical poured concrete road systems. The use of interlocking pavers allows for the individual units to expand and contract in tune to physical and thermal fluctuations. In addition, it also makes maintenance a lot easier. Eko Pearl Towers - Animation We previously covered the Eko Pearl Towers in our previous blog entry, and the following animation above is a walkthrough animation from the Lebanese co-developers of the tower ESLA. Eko Pearl is a 5 Tower residential project built by Eko Pearl Nig. Ltd in collaboration with ESLA International. The 5 towers are named after five of the best Pearls in the world; The Aqua, Indigo, Champagne, White and Black Pearls. They are a collection of three bedroom and Penthouse type apartments with sea & marina views for residential or investment purposes. The potentials of investing in this project are limitless as the 1st tower has been fully sold out while sales on the 2nd tower are currently at 32%. Eko Pearl Towers will be the leading source of luxury living in Africa. Chairman Elias Saad Sujimoto Construction enters Nigeria's real estate sector Sujimoto is a rising name in the Nigerian Real Estate Market, particularly in the luxury niche. We previously spoke about one of his projects; 'Cosimo' a 15 floor Hotel-Apartment complex under construction in Ikoyi. That project can be seen in the above video from the 9:35 minute mark. Other projects are also shown throughout the duration of the CNBC Presentation. Their goal is to become one of the most important Real Estate companies in Nigeria. In November 2014, we spoke about the Eko Atlantic City Marina District. Here we see additional perspectives, as well as one new building to the bottom left that we have not previously seen before. Physical models of these towers can be scene at the Eko Atlantic Showroom and construction at the Marina District is progressing quite rapidly. The job site for one of the projects has been fenced and foundation drilling has commenced. The 5 star hotel will feature an health club, restaurant, business center, retail facility, spa, swimming pool and entertainment bars. Recently acquired images and drawings of the Chelsea Hotel in Ikoyi have shown that the building, which we previously thought to be a 10 floor structure, is in fact a 15 floor facility. As we mentioned in previous entries, this is a 5 star hotel that is being built beside the Osbourne Towers, on Osbourne road. It is a $25 million hotel and according to the developers (Chelsea AG), it is a 5 star hotel in the making. Jabi Lake Mall - 26,479 m2 - Abuja - FCT As mentioned in our previous entry: Jabi Lake Mall (26 479 m²) will gain the crown of Nigeria's largest mall upon completion mid next year, however it will marginally lose out to the West Hills Mall (27 700 m²) in Accra Ghana, for the title of largest in the West African region. Delta Mall - 13,980 m2 - Effurun - Delta State As we mentioned in our previous blog entry: The Delta City Mall is a $55 million retail facility being developed by South African financier; Resilient Property. The mall is situated in Effurun, Delta State, which is a gateway to the Capital, Warri. The Delta City Mall is however the largest of their current portfolio, with a total GLA (Gross Leasable Are) of 13,980 m2. As shown in the table below, that would make it the 11th largest mall in Nigeria, upon completion in March 2015. Shown above are more recent images from November 2014. Lekki Peninsula Mall - 22,000 m2 - Lagos - Lagos State The Lekki Mall is an $83 Million facility that will soon rival Persianas' Palms Shopping Mall, which is situated more than 20 kilometres away. The Palms will continue to hold sway in the Victoria Island/Lekki Phase 1 axis, particularly as the mall will be expanded to a 60,000 m2 facility sometime in the near future. However the Lekki Mall will be a valuable amenity to the residents of the Sangotedo community and surrounding areas, to the east of Victoria Island. Until the Palms in Lekki is expanded, it will also hold the title of the largest mall in Lagos alongside the Ikeja Mall, with a GLA of 22,000 m2. The mall is expected to open its doors in April 2016.
