The first image above shows the Afren Tower, which is a 15 Storey Office building that will be the first building to open its doors in Eko Atlantic City. This update shows that the pyramidal apex is now taking shape. Cladding work is obviously yet to be done. The National Institute for Legislative Studies (NILS) complex of 32 buildings is situated in Abuja, covering an area of 80,000m2. The project is a 52 Billion Naira project and is being constructed by Julius Berger. The complex will incorporate a convention centre (1000 people capacity), lecture hall, library, clinics, recreational centres, ICT centres, hostels. The ICT classrooms will accomodate between 150-250 students. The project has been befallen by some funding problems in recent times and the initial deadline for the entire project was April 2015. However in spite of the great capital costs incurred, it is expected that the complex will be self sustaining and therefore worth the initial expenditure.
The purpose of the center according to NTA is to serve human capacity and research purposes. The buildings incorporate numerous architectural features such as sky lighting, fountains and balconies to afford views. The structural works (with the exception of the Convention Centre) will be finalized in March 2015, according to Division Manager of Julius Berger, Hartmut Warnecke. The last time we spoke about the Afren Towers, the tower slabs were just being finalized. At the end of February and the beginning of March, we are now at a stage where the pyramidal crown of the Afren Towers, is about to be formed. Disappointing the placement of the curtain wall facade did not begin simultaneously with the recent works and therefore, it will still be some time before the project will be delivered.
To recap on some basic information, the Afren Towers is a 15 floor office building being built for Oil/Gas firm Afren. The building will serve as their HQ. It was the first plot of land sold on Eko Atlantic City, it is the tallest building in the master-plan at present and the most advanced building site at present. It has set the tone, for future developments such as Eko Pearl, the Marina Residences and other future developments.
The project is expected to add 12,000m2 of office space to the Lagos market, which makes it comparable in stature to the Lakepoint Towers being built in Banana Island. As shown in the table above from North Court, other office buildings are also going to add more Grade A offices to the mix and this is a new growth area. Within Eko Atlantic City, there will of course also be significant contributions. Written by Ayodeji Adeniyi for BBB BAT Rising Sun is situated at Alfred Rewane Road, Ikoyi, Lagos. The Building is being built for British American Tobacco (BAT) Nigeria and will serve Mix-Use purposes. The total square meterage of the 13 storey structure is 19, 500. The first floors will be occupied by offices. The building is being constructed by CAPDAL. The Luxury Collection Hotels & Apartments (Formerly Le Meridien (Grand) Ikoyi Towers) is a 15 floor structure being built by ITB. The building is situated at 31-35, Ikoyi Crescent, Ikoyi, Lagos. The project has had several hitches along the way, as well as several reconfiguration of the design. It is hard to say when the project will be delivered , particularly as the Sonny Odugwu group of companies who are behind the project are highly indebted. Contrary to popular belief, the Ocean Parade Towers project situated in Banana Island has not been completed. The project comprises of 14 identical towers, with 12 floors each. About 11 of the towers have been constructed. 3/4 of the towers were constructed between 2006-2008, while about 7/8 more towers were constructed between 2008-present. 3 towers are yet to be completed.
