The first image above shows the Afren Tower, which is a 15 Storey Office building that will be the first building to open its doors in Eko Atlantic City. This update shows that the pyramidal apex is now taking shape. Cladding work is obviously yet to be done. The last time we spoke about the Afren Towers, the tower slabs were just being finalized. At the end of February and the beginning of March, we are now at a stage where the pyramidal crown of the Afren Towers, is about to be formed. Disappointing the placement of the curtain wall facade did not begin simultaneously with the recent works and therefore, it will still be some time before the project will be delivered.
To recap on some basic information, the Afren Towers is a 15 floor office building being built for Oil/Gas firm Afren. The building will serve as their HQ. It was the first plot of land sold on Eko Atlantic City, it is the tallest building in the master-plan at present and the most advanced building site at present. It has set the tone, for future developments such as Eko Pearl, the Marina Residences and other future developments.
The project is expected to add 12,000m2 of office space to the Lagos market, which makes it comparable in stature to the Lakepoint Towers being built in Banana Island. As shown in the table above from North Court, other office buildings are also going to add more Grade A offices to the mix and this is a new growth area. Within Eko Atlantic City, there will of course also be significant contributions. The first trees have already been planted in the Eko Boulevard and other supporting roads as seen below are now being prepped. An interesting point to note is that Land Reclamation actually requires several decades for the land to fully settle. In Singapore for example significant construction does not begin on reclaimed land for at least 20 years. In the periods prior to settlement, there is a lot of ground shifting, which can lead to cracks in typical poured concrete road systems. The use of interlocking pavers allows for the individual units to expand and contract in tune to physical and thermal fluctuations. In addition, it also makes maintenance a lot easier. The potentials of investing in this project are limitless as the 1st tower has been fully sold out while sales on the 2nd tower are currently at 32%. Eko Pearl Towers will be the leading source of luxury living in Africa. Chairman Elias Saad Sujimoto Construction enters Nigeria's real estate sector Sujimoto is a rising name in the Nigerian Real Estate Market, particularly in the luxury niche. We previously spoke about one of his projects; 'Cosimo' a 15 floor Hotel-Apartment complex under construction in Ikoyi. That project can be seen in the above video from the 9:35 minute mark. Other projects are also shown throughout the duration of the CNBC Presentation. Their goal is to become one of the most important Real Estate companies in Nigeria. In November 2014, we spoke about the Eko Atlantic City Marina District. Here we see additional perspectives, as well as one new building to the bottom left that we have not previously seen before. Physical models of these towers can be scene at the Eko Atlantic Showroom and construction at the Marina District is progressing quite rapidly. The job site for one of the projects has been fenced and foundation drilling has commenced.
